RD Management Announces Lease With P. Terry’s Burger Stand and Opening of Bep Saigon at Shops at Tech Ridge

Over 174,000 square feet of leasable space now available at the 505,803-square-foot property in Austin, Texas
RD Management LLC, one of the nation’s largest privately held real estate development and management organizations, announced today the lease signing of P. Terry’s Burger Stand and the opening of Bep Saigon at Shops at Tech Ridge in Austin, Texas. P. Terry’s will occupy a 1,100-square-foot pad site that will be under construction in the coming months and is expected to open in Fall 2019. Bep Saigon, an Asian kitchen known for its familial atmosphere and fresh, authentic Vietnamese and Chinese cuisine, currently occupies 3,240 square feet at the center including outdoor seating.

Terry’s Burger Stand and Bep Saigon bring new flavors to the already diverse tenant mix at Shops at Tech Ridge,” said Richard Birdoff, principal and president of RD Management. “Shops at Tech Ridge will continue to be the place where employees at neighboring tech companies can run errands before and after work, and adding two more restaurants to the area provides even more dining options. Shops at Tech Ridge welcomes the 17th P. Terry’s location in Austin. Since 2005, P. Terry’s has served up quality burgers, fries, and authentic milkshakes, becoming a staple drive-thru and fast-casual restaurant for both locals and travelers passing through. P. Terry’s offers a classic burger joint vibe and a simple menu for customers. There is currently a pad available next to P. Terry’s for two potential tenants, a 3,500-square-foot office space and a 2,701-square-foot retail space.

Shops at Tech Ridge is located at 12901 I-35 North, just a 15-minute drive from downtown Austin. Situated in a bustling retail and technology corporation corridor, approximately 180,000 cars per day see the power center’s three multi-tenant pylon signs from I-35. It is home to well-known tenants such as Floor & Decor, Fitness Connection, Conn’s HomePlus, Ross Dress for Less, and PetSmart. Other area retailers include Walmart, Lowe’s, Kohl’s, Home Depot, and JCPenney. Shops at Tech Ridge is within one mile of Dell Parmer South Campus and General Motors Corporate Headquarters. In 2017, Austin Business Journal ranked Shops at Tech Ridge as one of the largest retail centers in Austin. Austin Business Journal reports that according to Census estimates, the Austin metro population reached 2.12 million in 2017, up from 2.06 million in 2016, a 2.7 percent increase.
