RD Management Announces Mixed-Use Development at Muskegon Shopping Center in Michigan

Residential buildings and a Mercy Health facility will be added upon removal of a vacant former Kmart

RD Management LLC, one of the nation’s largest privately held real estate development and management organizations, announced today mixed-use development plans for its Muskegon Shopping Center located at 3530 Henry Street in Muskegon, Michigan. The new project will include removal of the vacant 134,874-square-foot former Kmart parcel, renovation of the 32,338 square feet of adjacent retail space to attract new tenants, and the construction of five, three-story residential buildings totaling 126 units, along with a club house, complete with a pool and fitness center. Demolition of the former Kmart parcel to make room for the new residential component will begin in late spring 2019.

Mercy Health, a not-for-profit, integrated, managed care health organization has agreed to purchase a 6.2-acre subdivided parcel of the existing shopping center and has approved plans to construct a new 40,900-square-foot medical office building that will include urgent care, physical therapy, research laboratories, a pharmacy with a drive-thru and doctor’s offices. In addition to the new medical facility, Mercy has agreed to provide significant outdoor greenspaces and seating areas as part of its site plan that will be open to the benefit of the public.

The development is located in Norton Shores at the intersection of Seminole Road and Henry Street. The corner of Henry Street and Seminole Road is the entry point to the retail center of the North Shores/Muskegon submarket, as Henry Street serves as the region’s primary commercial thoroughfare. Situated in a high-traffic area near many retailers, banks, and medical providers, the development sits within walking distance of a stop along Muskegon Area Transit System (MATS) Route 10 and sees a two-way average of 15,407 cars per day.
